Why do I need a Energy Performance Certificate?

 
 

An Energy Performance Certificate, or EPC, is an assessment of a domestic properties’ performance rating in terms of its energy efficiency and environmental impact, to help reduce CO2 output. It takes into account factors such as insulation, heating and hot water systems, ventilation and fuels used, as well as the age of the property to produce the rating. An EPC is required when a property is sold or put up for rent/leased.

 
As of the 21st May 2010 if you are selling a property you are required by law to order an EPC before you can market the property.
 

As of the 1st October 2008 if you are letting a property to a new tenant you are required by law to order an EPC.

As of 30th June 2011 holiday let properties will be legally required to have an Energy Performance Certificate before they are rented out.

 

This legislation will apply to all holiday let properties that are occupied for 4 months or more in a year.

Mobile homes and static caravans remain exempt. More detailed information can be seen here

Non exempt holiday let properties that fail to comply to this legislations are liable to be prosecuted by Trading Standards, with a potential fine of £200 for each tenant that has rented the property during the period of non compliance.
