EPC's for Commercial Properties

 

Bramhall EPC's produce Energy Performance Certificates (EPC's) for commercial properties across the whole of the UK. We work for commercial Building owners, commercial lettings and estate agents, property management agencies and solicitors.

 

An EPC is required when a commercial building or unit is sold, leased or sub-let. There are three levels of assessment, and the level required depends upon the complexity of the heating systems and the energy usage.  

 

         - Level 3 commercial buildings- buildings with boiler systems below 100kw output (or

           other simple heating systems), simple ventilation, small comfort cooling systems below 12kw.

 

          -Level 4 commercial buildings- buildings with linked boiler systems over 100kw, multi-

           split cooling systems, VRF systems, central air conditioning plan (AHU, all-air, air/water, chillers,

           ductwork etc).

 

         - Level 5 commercial buildings- very complex modern buildings having atria, curved glass, 

           night-time cooling etc.   

 

Energy assessors are qualified insured and accredited to assess different levels and can only issue EPC's for the level of building that they are qualified for.

 

At Bramhall EPC's our surveyors are fully qualified and accredited to level 3 and level 4 meaning that we assess 99% of all commercial buildings in the UK.

 

The price of a commercial EPC varies according to the complexity of the building (not just the size), therefore we require some details from you to enable us to provide a quote for the job.  

 

The Commercial (or Non-Domestic) Energy Assessor's role requires them to assess a building, make observations, and gather data relating to a number of areas.

The data required to allow the calculation of a Non Domestic EPC includes the following-

1.Built form.
2.Number of storeys.
3.Date built.
4.Property dimensions including average floor to ceiling heights. 
5.Wall construction and any areas that are of an alternative construction.
6.Roof construction.
7.Openings (windows and doors) and their age.
8.Percentage double glazed.
9.Presence of secondary heating sources – i.e., different heat source.
10.Heating system – type and fuel used.
11.Boiler (manufacturer, model and ID number)
12.Heating controls – room stats, programmer, etc. 
13.Water heating system and if applicable capacity and insulation for hot water cylinder.
14.Electricity & Gas meter.
15.Type of lights.

 

16.The Energy assessor must use the appropriate software.

 

The assessor must also provide the following-

 

17.Aerial view(s) from Google maps or equivalent
18.An appropriate and comprehensive method statement
19.A complete set of comprehensive data collection forms, down to individual envelope level
20.Comprehensive site notes, including floor plans, zoning methodology, full HVAC details including establishment of efficiencies, construction details etc.
21.A comprehensive set of dated images that, together with the site notes, provides a full evidence trail to support all data entry for the SBEM model.
22.Correct use of the EPC/EPBD audit information section
23.Audit checking procedure
